Annual Dues
The Villages of Brentwood Homeowners Association maintains the entrances and common areas including: landscaping, property tax, and carrying liability insurance; governs covenant compliance; and handles many additional functions within our community.
As required by our covenants, annual dues are collected from each homeowner in the Villages of Brentwood neighborhood. Dues are billed in January of each year.
Late Fees
Any dues received after April 1, will incur a compounding late fee of $5 per year, which will be added to the homeowner's account. Homeowners who become delinquent are subject to a property lien and/or collections.
Example:

If you did not pay your 2024 dues, then on April 1, 2024, a $5 late fee is added.

If you still have not paid by April 1, 2025, you will owe:

$5 late fee for 2025

$10 late fee for 2024 (now two years late)
Total: $15 in late fees

Paying Dues
Online
The easiest way to pay dues is online. If your email is in our system, you will get an emailed invoice for your dues as well as a physical copy mailed to you. If you are a homeowner, and want to sign up for e-billing, please fill out this form. There is a 3% convenience fee for paying online.

Transfer Fees
When a property in the Villages of Brentwood is sold, the closing or title company will request documents such as the HOA’s governing covenants, financial statements, amendments, and other required records. The HOA Transfer Fee covers the preparation and delivery of these materials.
The Villages of Brentwood Transfer Fee is $175.
